Located on one of the busiest roads in Lake County Ohio the Shoppes or Shops of North Perry are located on North Ridge Road (U.S. Route 20) is the perfect place for your small business or possibly home based business.

This property is zone commercial but to the best of my knowledge, at the time of this writing, the Village of North Perry does allow a property like this to be used both as a residential and commercial property.  In other words, you can live in the back and have your business in the front.

However, it up to you to do your due diligence and check with the Village Zoning so you know for sure what they will or will not allow.  In my case we were allowed to live in this house as long as we had our business in the front half of the house.

This property is awesome, approximately 2,000 square feet of space in the house and it sits on 2.5 acres of land.  This house went through a complete remodel and I believe that happened in or around 2010.  I can’t say for sure because we didn’t own it then.

Once it was remodeled it was used as a Day Care Business for a while.  I’m told that it was a busy day care center.  Part of the backyard is fenced in for that purpose.

Because this property is located in North Perry Village it enjoys some special perks.

  Free cable TV, the village actually pays the cable bill for everybody in the village.  Free water.  The property is connected to the public water service (Lake County Utilities) and the village picks up the tab for water consumption.  Of course there is a limit on how much free water you get but we never exceeded it.  You also get free trash collection.  Yep, the village pays that as well.

Of course all of these things are subject to change but they’ve been in place for many years now.

Public Sewers!  This property is connected to the public sewer system so no worries about maintaining a septic system or the restricitions that come with sepetic systems.

This property is unique because in many places you are not allowed to have a business in your home, at this property your business is welcome, actually required.

Large U-shaped driveway in front is easy to get in and out of and enough room to park a number of vehicles. Great place to display plants for sale or other goods for sale.

    I just have a question. I live on Plum Island, on the north shore of Massachusetts. All kinds of grass and weeds are growing in the sand. Trees too. One year i planted tomatoes in the sand and collected seaweed to mulch them with. I had great cherry tomatoes. Then i got smart and started buying dirt. Maybe i was wasting my money. Why do plants grow so well in this sand!
